Property Maintenance

Yard care is the maintenance and upkeep of your lawn, shrubbery, bushes, flowers, gardens, trees, rocks, or other landscaping and foliage on your property. If you live in one of our subdivision’s we will provide lawncare as a free service through LVR. You are not paying for lawncare as part of your rent; therefore, it is not guaranteed that the lawn crew will be out in a timely manner. If the lawn crew is unable to mow your lawn they will provide a notice as to why. The lawn crew will not return to work on your yard until their next scheduled time.

Reasons for not mowing can include, but is not limited to a yard with:

  • Unrestrained animals
  • Excessive animal feces
  • Locked gate
  • Debris
  • Trampoline
  • Pool
You are responsible for watering your lawn a minimum of 15 minutes, 3 times a week. Please consult LVR before any trimming or removal of any shrubbery, bushes, flowers, and trees. If LVR is required to mow your lawn due to a city of Temple or Belton violation you will be charged a fee. 

Pest control is the tenant’s responsibility. You are free to use any company you would like, we recommend using Hoelscher Pest Control; you can request service through their website, https://hoelscherpestcontrol.com/, or call them at 254-771-2091.  

All trash must be put in the proper receptacle and left in the designated receptacle area. This means that no trash should be left on porches, lawns, driveways, or in a garage. If you fail to properly dispose of your trash a fine of $20 will be given if LVR is required to dispose of your trash. If the city of Temple or Belton sends a trash violation you will be charged a higher fee. If you have any questions about the trash schedule or to access trash bins, please contact the city of Temple at 254-298-5616 or the city of Belton at 254-939-5800. 

A maintenance emergency is a condition that if not repaired promptly could: cause injury, threaten health, or cause serious property damage. Examples of this are: fire, broken gas line or leak, broken waterline or flooding, no heat in the winter no air conditioning in the summer, or being locked out.  
 

Please note that if an after-hours maintenance call is made and it is determined to not be an emergency or is the result of neglect by the tenant, the tenant will be billed $75/hour.

Situations that are not considered emergencies include:

  • A/C calls after 4pm when the nightly temperature will be less than 90 degrees. In most cases we will not be able to fix your A/C the same day if your call comes in after 4pm. This is due primarily to the fact that the vendors we purchase supplies from close at 5pm and are not open on the weekends. While we understand that not having working A/C for the evening is a great inconvenience, it is not an emergency if temperatures are below 90.
  • Heating calls after 4pm when the temperature is above 40 degrees. Our vendors for heating and A/C are the same and are not open after 5pm or on weekends.
  • Water heater not working.
  • Clogged toilets or drains.
  • Appliances (refrigerator, stove, oven, microwave, etc.) not working.
  • Locking yourself out of the house.

Before You Request Maintenance

Some common household issues can be resolved with a few simple checks. Please review the troubleshooting guides below and complete the steps that apply to your home before submitting a non-emergency maintenance request. Your lease outlines your maintenance responsibilities.

Avoid a $50 Trip Charge

A $50 trip charge will be assessed if the maintenance technician determines that the issue could have been resolved through simple tenant troubleshooting, such as resetting a tripped outlet or replacing dead thermostat batteries. If you are unsure whether a step is safe or appropriate, contact LVR for guidance before attempting it.

  • Clearing a jammed garbage disposal and resetting it

    Turn the disposal off and disconnect its power before attempting to free a jam. Never place your hand inside. Use only your model's approved unjamming method; report leaks or a jam that will not clear.

  • Resetting a tripped GFCI outlet

    Check for an outlet with TEST and RESET buttons when nearby outlets lose power. With dry hands and no signs of damage or moisture, unplug connected devices and try one reset. If it trips again or will not reset, contact maintenance.

  • Checking and resetting a tripped circuit breaker

    Unplug devices on the affected circuit before trying one reset. Only operate accessible switches in a dry, undamaged panel. Never remove the panel cover or touch wiring. If the breaker trips again, leave it off and contact maintenance.

  • Using a plunger to clear a minor toilet clog

    Follow the plunging portion of this video only; leave augers and further repairs to maintenance. Stop flushing if the water rises. Do not use chemical drain cleaners. Report recurring clogs, sewage backups, or multiple blocked drains promptly.

  • Checking and replacing your air-conditioning filter

    Turn the system off before replacing an accessible filter. Use the correct size and type, follow the airflow arrow, and replace it on the schedule provided by LVR. Contact us if the filter is difficult to access safely.

  • Replacing thermostat batteries

    If your battery-operated thermostat has a blank display or low-battery message, check its batteries. This video demonstrates Honeywell models; your thermostat may differ. Also confirm the correct heating or cooling mode and temperature setting.

If these checks do not resolve the issue, submit a maintenance request and tell us what you have already tried.

Do not delay reporting an urgent problem to troubleshoot. Report active leaks, sewage backups, electrical hazards, and loss of heating or cooling in dangerous temperatures immediately using LVR's emergency maintenance instructions. For a gas smell or a sounding smoke/carbon monoxide alarm, leave the home and call 911 or the gas utility from a safe location. Do not attempt wiring, gas, or internal appliance repairs.

Leasing

The Early Lease Termination Form must be filled out and submitted to us for any tenant moving out, before their lease ends.

The Notice of Tenants Intent to Vacate Form must be filled out and submitted to our office with the correct lease ending date and your move-out date.

Your rent is due and expected on or before the 3rd of every month as specified in your lease. Payment not received on time will be subject to a late fee. Our rental late fees begin at $40 on the 4th of the month, every day that rent is late past the 4th is an extra $10. It is important that rent payments are paid promptly. Remember that chronic late payments may result in legal measures that may lead to your eviction.  

Policies & Restrictions

LVR Management permits a maximum of two (2) pets per household. All pets must be disclosed prior to or upon occupancy. Current vaccination records must be provided for each pet and must remain up to date at all times. A pet deposit of $500 per pet is required. For multi-family properties (units with shared walls), a strict weight limit of 50 pounds per pet applies. Due to insurance restrictions and liability concerns, the following breeds and/or mixes of these breeds are strictly prohibited:

  • Pit Bulls & Staffordshire Terriers  
  • Doberman Pinschers  
  • Rottweilers  
  • German Shepherds  
  • Chows  
  • Great Danes  
  • Presa Canarios  
  • Akitas  
  • Alaskan Malamutes  
  • Siberian Huskies  
  • Wolf-Hybrids  
  • Belgian Malinois / Shepherds  
Failure to comply with these guidelines, including failure to disclose pets or providing inaccurate information, will result in fines, required removal of the pet from the property, and/or immediate termination of the lease agreement. 

Under most circumstances, the landlord is not responsible for your personal property. It is important to have renter’s insurance to cover your belongings in the event of an unforeseen disaster. This type of insurance is inexpensive, easy to set up, and well worth it. You can provide a copy to the office if you choose to obtain a policy, but having a policy in place is not a requirement for renting with us.

Other

It is important that you take care of your keys to your property. If you find yourself locked out of your home or in need of a replacement key call us at 254-771-2228 or email us at [email protected]. If this occurs there will be a $40 fee for unlocking the door. If you need your door rekeyed there will be a $50 charge, $40 trip fee, and $10 rekeying fee. You are not allowed to change your locks, there is no exception. 

It is important to be civil with your neighbors. If you have a problem or concern with a neighbor, it is usually best to try to resolve the issue amongst yourselves. Refrain from getting into an altercation or verbal arguments. If issues are unable to be resolved, feel free to call Temple PD at 254-298-5500 or Belton PD at 254-933-5840. If you feel that the issue is of immediate concern, please call 911. 

We often welcome your improvements to your residence and yard. We ask kindly that you check with us before making any changes. Changes or improvements to your home must be documents and most will receive verbal approval. However, some changes or alterations to the property will require written consent. It is important to read the lease thoroughly and ask questions about anything that you may not understand. Below are some additional important guidelines to follow:

  • It is important to keep the leased property in a clean, sanitary, and safe condition.
  • Please make sure that the trash is disposed of correctly to avoid any pest control problems.
  • Make sure to check the batteries in the smoke detectors, periodically, to ensure the safety of your family. 
  • Candles are not recommended, therefore, please be careful not to leave a lit candle unattended.
  • Do not give or loan your key to anyone not listed on the lease.
  • Air filters need to be changed every 30 days for maximum HVAC performance.
